Our agreement, in plain words
In this agreement, "you" means the primary applicant and the household members who will live in the home.
- You agree to: Take care of the home. Keep it clean, smoke-free, and in good condition. Follow the household guidelines in our full covenant. You'll meet regularly with your case worker, who is here to help.
- You agree to: Stay actively engaged in school, work, or an approved training program. If something gets in the way, like a job loss, a health issue, or a family crisis, come to us before it becomes a problem. We will work with you, but only if we know what's happening.
- You agree to: Pay rent on time. Your rent is set at 30% of your verified income and is reviewed on the schedule described in our full covenant as your income grows. If you're ever going to miss a payment, contact us before it's due. We will always look for a path forward first.
- We agree to: Not pursue removal during any 6-month rental period as long as you are meeting the responsibilities in this agreement and our full covenant. If we believe you've fallen out of compliance, we will tell you in writing, give you a defined period to make it right, and work with you before taking any further steps.
- We agree to: Keep your home safe and in good repair, respond to maintenance needs promptly, and give you reasonable notice before entering.
- We agree to: Walk with you toward full independence, what we call graduation. We'll work with you and your case worker to set clear goals and milestones so you always know where you stand and what comes next.
- We agree to: Treat you and your family with dignity and respect at every step.
This is a summary. The full covenant, including all specific rules, rent schedules, timelines, and processes, will be reviewed with you and signed before you move in. Both parties are bound by the full covenant, not this summary alone. Read the full covenant here if you'd like.
