Eben Homes provides affordable housing and a structured path toward independence for low-income families with children. We address the root cause — not the symptoms — of generational poverty.

Our Approach

Housing is the floor, not the ceiling.

Most poverty interventions treat symptoms — food, clothing, emergency assistance — without addressing the instability underneath. We start with shelter and build upward from there.

Stability First

A family that doesn't know where they'll sleep next month cannot plan for next year. We provide a home with a covenant guarantee — no eviction while the family honors the agreement.

Mentorship & Growth

Every adult is required to participate in continuing education or vocational training, and life skills classes. Stability without growth is stagnation.

Graduation

Eben is a launchpad. A goal for the family is to achieve financial independence with no further need for subsidized living expenses.

Eben aims to walk with families to independence. Maslow's hierarchy of needs gives us a good framework to freedom.

Physiological — Shelter

A safe, clean, well-maintained home. The foundation everything else rests on.

Covenant guarantee. Families honoring the agreement are never displaced.

Required career development. Community events. Connection, not isolation.

Esteem — Career & Income

Required education. Income growth. Rent that increases with earnings — gently.

Self-Actualization — Graduation

Independence. The cycle is broken. The family chooses what comes next.

The Rent Model

Rent that grows with you, not against you.

We follow the HUD-standard guideline of 30% of gross household income. As income grows, we work alongside the family to gradually adjust rent — moving toward full market rent as the family approaches independence.

Rent increases are intentional — they build independence, not extract value. Every adjustment is reviewed with the family. Hardship deferrals are available; communicate with us before missing a payment.
The Resident Covenant

A mutual agreement, not a one-way contract.

Eben commits to families. Families commit to Eben. The covenant lays out both sides plainly — including our promises back to you.

Home & Property

Care for the space.

Clean, undamaged condition. No smoking on the property. Regular home inspections with advance notice.

Household & Family

Children come first.

Adult supervision overnight. School-aged children regularly attending. Approved residents only.

Growth & Development

Forward motion is required.

A case worker is assigned to each family to ensure they're staying on track. Adults enrolled in continuing education. Annual personal development plan.

What we look for

  • Household income at or below 60% of Area Median Income
  • At least one dependent child under 18
  • No evictions in the past 3 years
  • No violent criminal convictions (case-by-case review)
  • Willingness to sign the Covenant and participate fully

What we don't consider

  • Credit score
  • Immigration status
  • Prior bankruptcy
  • Minor criminal history
  • Source of legal income
